Terms & Conditions

Reservation: Application for booking of apartments shall be made in the prescribed application form duly signed by applicant with booking money 2,00,000.00 taka. The company has the right to accept or reject any application.

Allotment: After receipt of the application the applicant will be requested to confirm the booking by making the 30% down payment within a specified period. Allotment is made generally “first come first serve basis”.

Allotment transfer: Until full payment of all installments is made & possession obtained, the buyer shall not transfer or sell the unit allotted to him/her to a third party. If any purchaser/buyer wants to change his apartment, he must pay Tk. 1,00,000 (one lac) in favor of the company for new allocation.

Mode of payment: All payment shall be made by cash, cross cheque, bank draft or pay order to NANDANIK DEVELOPER & CONSTRUCTION LTD. Against which respective receipts will be issued. The company shall not take responsibility for any cash payment made without proper receipt.

Schedule of payment: The buyer must strictly adhere to the installment schedule to ensure timely completion of the construction work. Delay in payments beyond the due date shall make the allotter liable to pay a charge of 3% per month on the amount of payment delayed.

Cancellation of allotment: Non-Payment of installment, beyond two months of the schedule date the company shall have the right to cancel the allotment. In such an event the amount deposited with the company will be refunded after deducting 1,00,000 tk. Only after resale of the apartment in question.

Documentation charges: The buyer shall bear all costs relating to transfer & registration.

Trade Circle Right: The company reserves the right to make changes in both architectural and structural design of the project, limited changes can be made in specifications overall interest of the complex.

Incidental costs: Connection fees, Security deposit & incidental expenses/ charges relating to gas, water, sewerage, power connection are not including the price of the apartment, the buyers shall reimburse are the expenses incurred by the company on these when requested for.

Handover: The possession of each apartment and parking space shall duly be handed over to the allottee on completion and full payment of installments and other charges and dues.

Allotment transfer: Various interior design and additional fittings and fixtures as per choice of owner/ allottee may be done at cost basis after approval of the company.

Extra work charges: Until full payment is made and possession obtained, the buyer shall not do any extra work/modification work within the apartment complex on his or her own. The company will make the charges by discussion with the buyer on his (buyer’s) own cost.

Owners Association: Maintenance of all common services and facilities after completion of the project will be done by respective owners co-operative society, which will be form in due time. Each apartment owner will deposit Tk. 25,000 (Twenty five thousand) only to the company for reserve fund of the society before taking possession of space. Income of reserve fund shall be used of maintenance and repair of common facilities of the project. Monthly establishment expenses including electric charge of lift, each apartment owner shall pay lighting the common area, pumps, proportionately as fixed by the society.
